WHAT IS AN AGRIHOOD?

Village Farm TIny Home Community was developed as a modern agrihood. What does that mean? Agrihoods are housing developments centered around community farming,whether it be rural, suburban or even urban spaces! Built alongside Green Gate Farms, with raised beds throughout the community, Village Farm’s mission is for residents to have access to locally grown produce and take pride in sourcing and handling their own food.

HOW MUCH DOES A VILLAGE FARM TINY HOME COST?

A few important factors, including floor plan, preferred interior package and exterior finishes all affect the final cost of your home. Please contact Village Farm to discuss your options and current pricing.

HOW LONG DOES IT TAKE FOR THE HOUSE TO BE BUILT AND MOVE IN READY?

It takes approximately 3 weeks for a home to arrive once it’s been ordered.

• Completed + Signed Residency Application and Deposit Disclosure Agreement
• $5,000 deposit (personal, cashier’s check or Docusign). This will hold the home for 30 days to finish all paperwork.
• Copy of 2 personal identification cards, driver’s license, passport, etc.
• Copy of SSN card.
• Signed 1077AA Contract. This indicates the price, floor plan, lot number, and target move-in date. This is written up when you decide what home you would like to purchase.

HOW LARGE ARE THE TINY HOMES VILLAGE FARM OFFERS?

Across the United States (excluding Florida) the maximum square footage for a tiny home is 400 square feet. The majority of Village Farm Tiny Homes are available at 399 square feet. The lots at Village Farm are 60ft long x 30ft wide on Founder’s Club Side and 68ft long x 24ft wide Farm Side.

ARE THERE AGE REQUIREMENTS TO LIVE AT VILLAGE FARM?

Our community has a diverse demographic, there are no age groups requirements.

HOW CAN I BE INVOLVED WITH THE FARM?

There are multiple ways to be involved with our farm, sign up for the seasonal CSA program, join our Gardening Club, volunteering on the farm, attending the Farm Stands on Saturdays and many other ways.

ARE PETS ALLOWED AT VILLAGE FARM AUSTIN?

Yes! We love 4-legged friends at Village Farm Austin. There are some limitations, so please speak a Village Farm representative to learn more. In order to best connect our residents, we do not allow personal fencing, but have 2 dog parks on site for pets to play and exercise.

CAN I BRING MY OWN TINY HOME TO VILLAGE FARM?

Currently, Village Farm tiny home lots are only available for residents purchasing their tiny home directly from Village Farm Austin.

CAN I TAKE MY TINY HOME OFFSITE IF I LEAVE?

Our tiny homes are RVPM, therefore are on wheels. Homeowners can move their home offsite once it is completely paid. It will be the owner responsibility to obtain all the permits required to move the home.

WHAT UTILITIES ARE AVAILABLE?

Village Farm is located in Austin, Texas and all residents are served by the City of Austin water, electricity and sewer.

CAN I RENT A TINY HOME?

Village Farm Austin is dedicated to building and fostering a sense of a community. At this time, we are not renting any tiny homes.

DO I HAVE TO PAY PROPERTY TAX AT VILLAGE FARM?

Living at Village Farm, you do not have to pay property taxes! It is a great benefit as property values and taxes continue to rise in Austin and across Travis County.

IS THIS A NORMAL MORTGAGE PAYMENT?

Tiny homes are RVPM and therefore instead of a traditional mortgage loan you would have an “RV Loan”.

WHAT FINANCIAL OPTIONS ARE AVAILABLE?

We offer an inhouse financing program, it is a 15 years term loan. Down payments are based on credit score, please contact a representative from Village Farm for more information regarding financing.

WHERE WOULD I PARK MY CAR?

Every home has a designated parking spot plus plenty of additional parking throughout the community.

DO I OWN THE LAND?

Residents of Village Farm do not own the land, but do have a secure place for their tiny home within a developed community. A monthly community fee covers the leasing of the home site, upkeep and maintenance of all common spaces and free use of all amenities, including pool, hot tub, community center, fitness center and more!

CAN I PURCHASE THE HOME FOR INVESTMENT PURPOSES?

At present, within the Founders Club Side of the community, both long-term and short-term rentals are allowed for AirBnB purposes, irrespective of whether the resident has fully paid off their home or not.

WHAT IS THE COMMUNITY FEE?

The Community Fee is a monthly cost that includes: lot rental, access to the farm, landscaping, trash pickup, fitness centers, pools, hot tub, etc.
